This is Shawn Kostoff with Limiter Real Estate Solutions in Delaware County, Pennsylvania, and today I wanted to answer the question that many sellers ask us when we’re talking to them. “What fees am I responsible for when it comes time to close?” Most times, we are able to pick up all the fees in the transaction. Sometimes, the only thing that you as a seller will have to pay is the transfer tax, which in Delaware County, Pennsylvania is 2% total, so the buyer pays 1%, the seller pays 1%. That’s pretty customary, but anytime we can, we’d like to pick that up as well. Just one less thing for you to worry about.
The other thing that I will mention is that, as the seller, you are responsible, usually, for any back taxes and water, sewer bills. But other than that, we cover all title costs, attorney costs.
