Hi, this is Shawn Kostoff from the Unlimited Real Estate Solutions, and today I wanted to hop on and talk to you about the changing market.
Recently, I’ve been reading a lot of articles about how things in the real estate market are changing. We’re going away from the hot seller’s market that we’ve had the past couple years, and into a more neutral market even someone consider it a buyer’s market. And with that, I’ve been speaking with a lot of investor, friends and contacts who are slowing down and becoming more cautious, maybe you’re not even buying at this point. And a lot of people even ask me, “Are you guys still buying?” And our answer is yes.
We are certainly still looking to buy properties out there. We are being a little more cautious in our underwriting, and in terms of how we’re valuing properties, the comparable sales that we’re using, because we don’t know where the market’s going to go with rising interest rates and other factors to consider. There’s a good chance that if we buy it today, it might not rise in value in the future.
