Typically, we like to give ourselves three to four weeks. The longest part of the process is the title search. That can usually take seven to 10 business days, and basically that’s just looking for any liens, mortgages, and judgements on the property that need to get cleared before closing. And then we’ll also need to rely on the municipalities for the tax certifications, as well as the water and sewer, maybe sometimes trash certifications. But really outside of that, once we have all that information back at the title company and it’s all approved and ready to go, we can close most times next day. So, short answer, we can close in as soon as 10 or 11 days, on average, it takes us about three to four weeks.
