Hi, this is Sean Castoff. I’d like to take a minute and explain the process in selling your house to us. Typically, we begin with an introductory call, where we discuss the property itself, any unique circumstances that you are dealing with and how we can best help the situation. After our introductory call, we will either set up a time to see the property or set up a second call where we can discuss a general ballpark idea of what we can offer you for the property and if it makes sense to take that next step.

Once we get to that second step, we’d like to come out and see the property in person. This is where we can introduce ourself, we can walk through the property. You can show us everything you described over the phone, and we can get our better of idea of a firm offer price that we can make.

Assuming that we get to an agreement on an offer price, we will sit down and review a purchase agreement either in person or over the phone. And once we’ve signed off on that agreement, we will send it over to the title company, along with an earnest money deposit. Once a title company has that paperwork, they’ll begin what’s called a title search. That title search can take anywhere from five to 10 days in a typical environment.

And what they’re looking for there is any liens, mortgages, or judgments on the property. Once they have that back, they will work through it to clear anything that may have come up and get it ready for closing. In addition to that, the title company will also be working to get any property tax certifications, water, or sewer bills certifications from those companies. Once the title company has all that information, they will reach out to us and let us know that they are ready to schedule a preliminary closing date.

Once we have that, we will get over a preliminary closing document to you to review and make sure that all the numbers make sense and add up and that you’re comfortable moving forward with closing. In that process, we are always available to you either by phone, email, or text, to answer any questions that might come up or deal with any issues that may have arisen in that timeframe.

Once both parties are in agreement on the numbers and are ready for closing, we will schedule a closing date that works for you, as well as us. It’s a cash deal, the process is fairly simple. We can get you in and out of the office with as little as 10 to 15 minutes. You can have a check in your hand and be on with your day. Thank you for taking the time to check out this video.
