Can I sell a house with a lien on it?

This is Sean with Unlimited Real Estate Solutions. Oftentimes, when I’m speaking with sellers in Delaware County who are contacting us about selling their house for cash, they’ll ask if they can sell the property if it has a lien on it. And most of the time the answer is yes.
So typically when we come to an agreement on the sale of the property, we’ll get that agreement over to the title company and they’ll do what’s called a title search. And that’ll bring up any liens, mortgages, or judgments on the property, and they’ll work through those to clear and determine what’s necessary to get a clean title and to the closing table.
And another follow-up question would be, “Do I, as the seller, need to bring money to the closing table to pay off the lien?” And typically the answer is no. The lien and judgment, maybe the mortgage, will be paid off through the proceeds that are brought to the table by us as the buyer. Again, making it as simple as possible for you.
